  • Do I have to pay first & last month's rent?

    Upon moving in, prorated rent is due.
  • How much is the security deposit?

    Security deposit starts at $500–$1,500. Ask about our security deposit alternative program.
  • Is there an application fee?

    Yes. $60 per person over 18. Any money spent during application will be credited toward move-in.
  • Are there qualifications - income, credit history checks, criminal history, rental history, etc.?

    Criminal check follows The Just Housing Ordinance. Payment history, credit length, and other factors are considered. Bankruptcies must be discharged for a year.
  • Can I apply online?

    Yes, applications are encouraged via the website.
  • Is there a late fee for overdue payments? Is there a grace period?

    Payments received after the 5th incur a 5% late fee.
  • How can I pay my rent? What forms of payment are acceptable?

    Online payments and MoneyGram are accepted.
  • When is rent due?

    On the first of each month.
  • Is renter's insurance required?

    Yes. Minimum liability coverage of $100,000 is required.
  • Are utilities included?

    No, residents are responsible for all utilities.
  • Are the apartments furnished? What is included?

    No, apartments are not furnished.
  • Are there any bed restrictions for the apartments?

    Waterbeds are not allowed.
  • Under what circumstance can a landlord terminate your lease?

    Conduct issues, non-payment of rent, health hazards, and lease terms.
  • What happens if I need to move out before my lease expires?

    60-day notice plus two months’ rent required to cancel lease early.
  • Are there any fees associated with moving in or moving out?

    Fees/penalties covered in the lease contract.
  • Can the apartment be listed on AirBnB?

    No, this is not allowed.
  • What are the occupancy limits?

    Two people per bedroom.
  • Can the apartment be sublet?

    No.
  • How often is there a rent increase?

    Typically at lease renewal; rates are competitive.
  • What fees/deposits are due upon applying? Moving in?

    Application fees and administrative fees due at application. Prorated rent, pet fees (if applicable), and utilities due at move-in.
  • What leasing options are available?

    Minimum lease term 2 months, maximum 15 months. Short-term leases may have higher monthly rates.
  • What costs are not included in the rent?

    Pest Control $4, Trash $5. Water, sewer, and gas charges billed based on usage.
  • What are your application requirements?

    $60 application fee + $175 admin fee. Applicants must pass background and credit checks and have gross income ≥3× rent.
  • How much of the security deposit is refundable?

    Security deposit alternative programs are non-refundable. Traditional deposits are refundable based on damages.
  • What is the average cost for utilities each month?

    $100–$150, depending on number of residents.
